I'm not convinced I'd want to buy a house built in the 21st Century as part of a major development; and I live in a 1970s home built by a builder who built three neighbouring houses at the same time...running the sewer drain from one under the drive of the neighbour and then back on to the owning house's property (three drain covers and potentially a small legal conundrum as to who exactly has responsibility for the middle stretch.)

[I'm the guy in the middle with the neighbour's sewer drain running up half my drive.]

Now, houses built as one-offs or in small groups? It looks like you still get some quality builds there judging by my local area...although even then I'd have issues with the house that started off as a bungalow, then got amended planning permission for a 2 story house halfway through the build (turn left at the top of my street and 30 yards along.)

My flat is in a "homes fit for heroes" inter-war block that's still mostly council flats. If I could I would just buy a flat in this building - though I'd move up from the ground floor <_<

But they've lasted. Older flats tend to be bigger. Plus every single new build has cladding of some sort on it and I suspect anyone who buys a flat in any block with cladding will either be stuck witha massive bill to remove/replace it at some point, or find they can't sell it because lenders decide it's not mortgageable in the future. Also I'm very suspicious of whether those companies are going to actually maintain common areas once they've actually sold enough units. The only big upside is new builds are keener on balconies/terraces - presumably because no-one really fancied sitting in the smog :lol:

Some people love new builds though and more power to them - I know one couple who would only look at new builds.

For sure one thing better about old flat is their size. Ours was built in the 60s I believe, 60-odd square meters with two bedrooms, it's quite alright. The newly built 2 bedroom ones around here usually stay a bit below 59 sq metres and inevitably waste a lot of that small space on an en suite second bathroom.

Survivors bias at work here I must say. More than a few awful houses were built in the past. Some still stand. You should see how wonky my walls are.

A lot of new build companies suck. Persimmon is infamous. Though some aren't bad.

Of course you'll be paying way over the odds for an  with new builds no matter whether it's good or bad.

My building was built in the mid-1800s...as part of a Victorian-era lunatic asylum (and is Grade II listed).  The rest of the asylum, which has fantastic stone bones, is being renovated (very slowly) into high-end luxury flats.

:lol: Yeah I used to live in a flat in a Victorian tower that was the child hospital of a workhouse. I'm not sure which would be more haunted :ph34r:

Good God :o

On the social care thing - apparently a 1.2% NI rise that will also be paid by working pensioners. Some Tory MPs a little unhappy for obvious reasons. But the polling indicates voters generally back this over all the alternatives (income tax etc) - even if Labour people and the sort of young-ish/YIMBY centre-right on my Twitter feed hate it.

Tory press seem to be broadly supportive too - for now.
