It's gas, and because of fantastic condo technology--where the units are designed first and then things like water heaters and air handlers are though of second--it's also the furnace for my central heat.

I've never owned a condo, obviously, but why aren't things like heat and hot water handled centrally?  Surely it'd be more efficient.

Actually, I'd probably would've had to replace it anyway before I sell it.  I know the air handler and compressor are going to have to be replaced as well.

Fun fact:  expenses paid to improve the property within 2 years of selling it is tax deductible.

Huh, never heard of that.  Mine is all electric so I just replaced it myself.  I would have called in a professional if I had a gas one.

Yeah, everything in these units is gas, except the air conditioning.
